What moves the price

Quotes for the same job can differ a lot between contractors. These are the things that usually explain the gap.

Size and pitch

Roofers price by area, and a steep roof is slower and riskier to work on.

Material

Asphalt, architectural shingle, metal and tile sit at very different price points.

Tear-off

Stripping old layers costs labor and disposal. Some roofs carry two or three.

What is under the shingles

Soft or rotted decking has to be replaced before anything new goes down.

Roofing quotes swing more than almost any other home project, because two houses on the same street can differ on pitch, layers and deck condition. That is why it is worth getting more than one written quote instead of anchoring on a single number.

Repair or replace

The honest answer depends on your home, but this is how the two usually compare.

How it works

  1. Tell us about the project

A few quick questions, starting with your ZIP code.

  2. Share your contact details

So a contractor can reach you about a quote.

  3. Get matched locally

Your request goes to partner contractors covering your area.

  4. Compare and decide

Talk to them, compare written quotes, and hire only if you want to.

Worth asking before you sign

Whoever you end up talking to, these five questions tend to surface the difference between two quotes.

  1. Is this a full tear-off, or new shingles laid over the old ones?
  2. Who pulls the permit and who pays for disposal?
  3. What is the price per sheet if you find rotted decking?
  4. Are you licensed and insured, and can I see the certificate?
  5. What is covered on the material, what is covered on your workmanship, and for how long?

Common questions

How long should a roof last?

Asphalt shingle roofs commonly run in the fifteen to thirty year range, and metal often lasts longer. Climate, ventilation and how the roof was installed all change that.

Repair or replace?

A repair usually makes sense for isolated damage on a roof with years left. Replacement tends to win when the roof is near the end of its life, or when repairs keep coming back in different spots.

Will insurance cover storm damage?

Sometimes, and it depends entirely on your policy, your deductible and the cause of the damage. Photograph everything and speak to your insurer before work starts. A contractor cannot decide a claim for you.

How long does a replacement take?

Many homes are done in one to three days once the crew starts, weather permitting. Bigger or steeper roofs and any decking repairs will extend that.

Do I need to move out?

Almost never. It is loud, and you will want cars out of the driveway, but people usually stay in the house.
